American Property Financing has implemented the Pipeline System from North Shore Systems. The system will automate the whole lending process from origination, underwriting and closing. It will also allow the borrowers and brokers to use an Internet browser to view the status of their loans in the funding process.
APF lends across the nation out of five offices. In addition to Fannie Mae DUS, Aggregation, affordable and market rate forward commitments, plus FHA insured lending, APF has become a specialist in Fannie Mae credit enhancement of bonds. APF is now a Freddie Mac Program Plus® lender, offering borrowers additional financing options to help them meet their individual needs. In fact, APF provided its clients with over $1 billion in mortgages 1999 and 2000 and surpassed $2.5 billion in servicing.
The goal for implementing the system was to get the lending cycle from approximately 60 days down to less than 30 days. The reduced cycle time and the access to the loan status by the borrower will further increase the customer service that APF is known for. Ultimately, it will give them the competitive advantage to increase their market share of the lending business.
North Shore Systems offers a series of products that automates the commercial real estate financing industry. They offer totally web-based systems that automate the ‘backroom’ production of lending from origination to underwriting to closing. Furthermore, their systems connect the lender to the rest of the industry, such as borrowers, brokers, appraisers, and market information.
